I’m Bert Bykes.

At BYK*S, we develop our own hospitality and real estate projects. We also help owners, investors, developers and operators turn their ideas into places people want to be.

From the first idea to delivery, I bring together the story, the guest experience and the people needed to make it happen.

Places, people, art and the life between them. That is what draws us into a project. A small hideout, a residence or an existing hotel with a new chapter ahead: we want to see something in it worth caring about.

For an owner or a collaborator, that means working with people who are interested in the whole idea. How it feels, how it works and why someone would choose to spend time there.

Start with the place.

Bert is a master observer, guided by a simple principle: look where everyone else has stopped looking. Walk into a hotel and observe first, before asking what should be redesigned.

Watch where guests hesitate. Where staff take shortcuts. Which chairs nobody uses. Where people naturally gather. What guests photograph, what they complain about, and what they never mention but clearly enjoy. That’s where the concept starts.

03 / DELIVERY

From plans, to construction, to delivery.

We develop our own hospitality and real estate projects, and help owners, investors, developers and operators shape theirs. Both start with the same questions: who is this for, what makes it worth doing and how can it work in practice?

My role is to bring the idea, the guest experience and the people around one clear direction. Design decisions need to make sense for the owner, the team running the place and the people staying there. Keeping those views connected is part of the work.

04 / LIFE

Make room for life.

A place needs room for different kinds of days. Time on your own. Good company when you want it. Somewhere to make, move, eat or simply sit. Art and interiors help give those everyday spaces warmth and character.

That is the thread through BYK*S: places people can enjoy in their own way. Somewhere they feel comfortable, find something to love and want to return to.
